Tenant Discount for Good Grades?

I currently work full-time at a University and have a rental business.  I've been trying to think of ways to connect my worlds and bring 'education' to my low income tenants.  

Some thoughts I've had:

a) turn an attic into a study center 

b) apply a discount for good grades (details tbd)

c) pay $x per A

Has anyone tried anything similar or have other ideas?

If this could in turn somehow increase profits, then fabulous, but the primary purpose is to improve lives (while still running a profitable business).
