I have just been reading up on this on the net and there is one person that that has been on a BP Podcast #527 that talks about it in details  His name is Pace Moby, I would do your research, it isn't a scam but you would need to do your research to see if it's a venue you want to go into, it's a form of creative financing.  

We have talked with a local venue about the idea of turning our upstairs into an AirBnB and partnering with them on their wedding packages to include a stay for the bride and groom after the wedding.

My wife and I are currently starting the process to purchase our first commercial building to open a Wedding Venue.
