How to Find the Right Investing Partner

My partner and I have bought a historic building on our town Main Street. It has a 1bed, 1 bath apartment upstairs and a commercial space downstairs. We have talked with a local venue about the idea of turning our upstairs into an AirBnB and partnering with them on their wedding packages to include a stay for the bride and groom after the wedding. We also thought about turning the back half of the commercial space downstairs into a studio because our town is VERY low on housing inventory and leaving the front half a commercial space. (this is allowed through our town's zoning). 

Here is our issue. We have the property and the time/skill to do the work but we don't have the funds. I am a Real Estate agent still towards the beginning of my career and my partner has a small mushroom farm that is finally beginning to become income producing. We are interested in partnering with someone who has the funds but doesn't have the property/time to do the work. My question is how do we find the right partner whose goals align with ours?
