Granted he didn’t have a lease or car payment so it may be a wash in your case.You’ll still be young In 2-3 years.  

This one irks me a bit because the paint on the walls is actually builder primer and they required us to wash all walls prior to move out.

Well unless the market in your area demands it I certainly would not go out of my way to buy laundry appliances for the vacant unit just to appease a potential tenant .
