And yes, Hopkins is a sleepy little fishing village but is being built lit up.

Great community, homes are spread out, but apartments are new, businesses and new buildings everywhere, but still a place to fish if you like.

With the history I have on record/resume, it will be like fishing in a small, murky, dark pond. 

Doing such is as risky as whatever risk this fish took to get in the apparent predicament the fish appears to be in. 

...I know it's all about testing the market myself and seeing what works, and I plan to, but I would love to be able to crunch numbers and see which part of the lake 'possibly' has the best fishing spots before I drop my line in. ...Sorry for the long winded post, but any comment will be appreciated.

By doing it yourself, you are much closer to mastery (I think the final test of mastery is teaching someone else) and I think falls somewhere in line with the the old "catch a man a fish..." lesson.
