The Panama City market has been sliding forever thus why I never recommend buying much in the city except if you want to move here (still...renting makes more sense at the moment)Investing in the city really only comes down to doing a STR business based either on leverage or co-hosting models as rents are extremely low and there is SO MANY apartments and houses that are empty, doing nothing for 2 or more years.

For single family homes it is hard to get cash flow in CO unless doing Co-Living or STR.

I’m in Colorado so that can be quite a bit.  

When the title company puts the rehab funds in escrow on the HUD, I think you mentioned that we could hold the money (not title co).

I did get my real estate in North Carolina during covid but then decided to move and settle in Denver, CO. 

Additionally, I would appreciate community insights on renting out properties that aren't condos or co-ops in this area, as well as the market value.Thank you,Manon
