You’ll punch holes in their alleged income and expenses later but for now just use what they give you.Then you’ll simply take the NOI and divide it by the asking price to determine the cap rate (the financial return of the property if you paid all cash).For example, if the NOI is $35,935 and the asking price is $650,000 then the cap rate is 5.5%.

I personally prefer the areas north of base: Cameron, Sandford, Anderson Creek, and Southern Pines.

@Cameron Tope  You and Brandon are right that the first deal doesn't make you rich. 

They can always sue, it just depends on whether their allegations have any merit. 

So if I'm already reviewing every page with them, it's super easy for me to just have them write their initials when we get to the bottom of each page.Second, I don't ever want them to later be able to say they didn't see a term/condition/clause (or a whole page), or allege that I swapped out a page after the signing with a different page that had different terms/conditions/clauses.
