For people with good credit, probably about 85% of the time the Automated Underwriting System Desktop Underwriter (AUS / DU) results - for FHA and only FHA - say "no verification of rent required."

They complete the form and fax it directly back to me.It's true, this is NOT an automated system and IMO, should not be. 

Some custodians are far more automated from a technology angle than others and many still require you to complete paper forms for every action.

However, something to consider is when the lender runs the Automated Underwriting System (AUS) and it refers and then the lender manually underwrites and applies their own overlays.

Many PM's (including ourselves) are utilizing automated self show technologies, but a lot of PM's have gotten away from the actually showing the homes in person because of this technology.

I don't believe the average Title III or small time investor can afford to properly diversify with automated underwriting.
