I'd like to invest in codos, single homes, studios and two family homes.  

@Louis Mannikko  if your 401k is a solo 401k that you control.. you may want to look at investing NOtes or with a HML.. this is a very good use for those funds.on the fix and flip you may want to consider partnering up.. just make sure whoever you partner with is vetted thourougly.. plenty of " my idea and your Money guys out there" you can go on amazon or E bay.Look for any of the guru's written material and videos you can get those for next to nothing. look through them there are usually nuggets in each one that you can use.you can also spend untold hours on BP asking questions and reading and listening to pod casts etc.. of course this is free and just depends on if you have the time for that.

550k for a duplex in south Kensington (92116). 2/2 with a studio in the back of the house.

For this size apartment,, 4 people in a 600 sq ft apt,, would be like packed like sardines..I always set my occupancy well below the standard.. my 1 bedrooms were limited to single person occupancy..2br's 2 people,, studio's 1 person.. and no pets..and no smoking..

I currently live in Studio City, California.

I actually designed it for entertaining with a double-height great room and mezzanine that looks over into the main space; there is also an art studio with separate entrance that could easily be a 1-bd.

,I have some small studios I rent out in San Jose furnished and over 30 days.

I once lived in a studio in a large apt building in NYC with electric included, but paid for my cooking gas.

From what I've read Amazon had broken ground on a new distribution center in Fresno.
