I don't think you have to use specific contractors to complete the work, you only have to use a 203k consultant - pg. 386/1009 There is no specific time frame that repairs must be completed in a 203k loan.

Being that that the drive isn't that far I would really like to touch in that area.My second question is my realtor is only familiar with Montgomery and Frederick Counties therefor he did not want to expand my search because could not give me advice in areas like Baltimore and PG county and it was not worth it to him to travel that far.

I can tell you where that is PG, MoCo, DC, Frederick, NoVa...I have an idea in Baltimore....but someone up there probably has firmer data on what areas.

Just keep in mind, most banks will want a PG regardless of your LLC so its difficult to get around that. 

PM me I know a few that do good work and are willing to work in PG County.

I have not placed a Section 8 tenant in PG but I have in neighboring counties. 

PG County has a lot of buyers and a lot of distressed properties that need rehabbing.
