Thank you everyone for sharing your experience with this I do like the idea of a flat surcharge though I think where I can separate I will do that just to avoid the complaint of well they leave there TV on all night or they wash their car 3 times a week kind of gripes.

We're entering this with naysayers who think we should just dump the property and wash our hands of it (it's been a nightmare house and the plan fell apart with the family member death), so it's nice to hear the opinions that we're on a solid track!

Pus you can pressure wash your house if you want to.

The clutch in a 3 yr old Samsung washing machine failed & was too time consuming & expensive to repair so swapped it out for a Whirlpool scratch & dent (S&D).

Add all that up and it's probably a wash either way.

I have 2 SFH in Southern California. One is cashflowing $1,000 and the other only $100. I have about $350K in equity in them. Thinking about selling them and buying a car coin operated that will cashflow around $5K-$7...

Cash out a referral fee to lift the exclusive agency agreement and wash your hands of a client you don't even like.
