Any well-run NOO STR close to the nightlife/universities/sporting events does well, along with medium-term rentals for travel nurses, people giving Nashville a "test run", etc.

Virtually all of those who believe there are few opportunities will get no/little value from my post. 

Lots of companies moving and building out here like Intel, Honda, Amazon, Nationwide Children's Hospital, Ohio State University.
