Shops, restaurants, $600K single family homes, vibrant, rehab everywhere. 5 or 10 years ago, I would not have wanted to stop my car and get out.

The vibrant downtown and cultural opportunities will continue to draw in residents from across the distressed state, and the metro area’s population continues to climb at a level that surpasses the national index.Areas like Olde Towne East and Franklinton continue gentrifying, and the arrival of Columbus Crew’s new stadium will likely further boost demand for downtown apartments.

While you might be adding value and other ways improving the deal, the eco system the property exists in still matters.

We already have Target, Walmart, IKEA, Amazon, L’Oréal, etc. plus our vibrant oil and ag community.

We get people into our ecosystem every day and we are doing absolutely no marketing.  

Show them you are willing to pump some money into the local ecosystem.

I'm definitely not making the case for appreciation, but the Mississippi Gulf Coast is as affordable as the rest of the state, but has a vibrant economy based on tourism, military bases an international airport and casinos.
