As a native Californian and having been in CO for 10 years, the boom-bust cycles are annoying; might as well play at the casino. 

Well if I was a long term tenant upstairs, and knew going in to it that the downstairs unit had a long term tenant, and that was going to change to different people coming in and out every week, I would not be thrilled if I was the LTR tenant upstairs.  

I am seeing Vegas Casino/hotels offer 99 dollar specials right now  4 days 3 nights use it anytime in the next 18 months..

Probably because I legit LOVE what I do, I really do.Now, a very key point, I'm not a Top-Producer because I specialize in REI and that's extremally unique itself to be one of the legit few, I slay because I have a passion for what I do, I get jacked-up about negotiating DOWN a great buy to make it a ridiculously awesome buy even though it cut's my commissions down, because I'm a sick-twisted addict who can't stop my thrill of the hunt, lol.

Who in their right mind is signing your 9.75% loans, are you running these at 2:00am at the local casino parking lot? 

Where I live, Forest Heights, is less than 1 mile from Top Golf, Casino, National Harbor, Tanger Outlets, Movie Theatre, brand new target, new restaurants. 

To be able to secure more bookings when you aren't staying there,  I would caution against buying a place that is too far north along the east shore, many guests here like to be close to the action (Heavenly,  Casinos, the city of south lake)

I have enjoyed the uniqueness of the mixed use property and is a lot of what makes this project thrilling.

I'm glad that you found a friend who also was starting out in real estate and I'm THRILLED that you quickly learned that what works for him, isn't necessarily your Golden Ticket.
