It sounds like a good deal, and foundation issues like that can be a few hundred $$ to seal it, or tens of thousands to repair.

@Jakerria Seals yeah, any contract would be ok but I have seen MORE transactions using the TREC with the home owner, then the buyer of that home signs a "custom" assignment form/contract with the wholesaler.  

We just bought a place and are looking for some data points/recommendations a) Attic clean-up/sterilization and b) 200 amp main panel upgrade in the San Diego, areaThe quotes we received are basically insane, even accounting for the recent inflation... one guy wanted ~$3500 to clean/sterilize/seal up two metal mesh openings (and that's including a $500 "discount" for doing it before Thanksgiving).

Then you use credibility to seal the deal and you are off to a good start.

You may want to make sure the joints in the duct are sealed so that air doesn’t “leak” into the crawl space.

We struggle with sand pockets here and the lake ever sealing. 

If unfinished basements are usually not heated, cooled, sealed or encapsulated why is it now needed in crawlspaces?

In some instances, where there are distinct internal features such as trompe l'oeil or elaborate mouldings you may be required to maintain them - which ties your hands and greatly increases the cost of insulating and air sealing the building envelope.

Two of the kitchens we did since them we used discontinued line of cabinets at great discount, 1 we used refurbished used cabinets (apparently the cabinets were not sealed and so they are wearing at the handles too fast so if you get refurbished make sure they are sealed/lacquered for rental units), 1 we refurbished the cabinets that were already in the unit.
