Scott K - Where are the cities 2 miles outside of Detroit that you are referring to that one can buy 3/1 for $25k-$40k and rent for $800 I am very interested and planning a trip there soon to scout the area(s).

@Ben Leybovich I like the question...I welcomed 10 new people on BP, reviewed my home inspection on a property closing this month, scouted locations for future purchases, and I am now working on teaching my 9 week old puppy new tricks (as well as not peeing in the house).

I feel I am ready for my first deal, I have been scouting, I went and viewed one, put together a cost analysis using the bigger pockets house flipping calculator, material, labor, holding and fixed costs and from that there was around $24,000 profit left after considering the loan at 10%.

Gathering a buyers list, along with scouting out FSBO's in my area as far as leads I could cold call have been what I have been focusing on, with the Buyer's list being the main focus.
