We are making about one or two per week, as I'm not able to devote as much time to scouting out prospective houses as I'd like.Hope they work out for you.

I live on the Westside, and I think I've scouted every neighborhood west of the 101... and probably some east as well.

I'm in the process of scouting my next deal and in order to do my due diligence, I'd like to get bids from at least 3 General Contractors.

Scott K - Where are the cities 2 miles outside of Detroit that you are referring to that one can buy 3/1 for $25k-$40k and rent for $800 I am very interested and planning a trip there soon to scout the area(s).

I do have vacation time that I could potentially use to scout out properties / work on closing a deal, but on-going maintenance would be tough.

@Ben Leybovich   I like the question...I welcomed 10 new people on BP, reviewed my home inspection on a property closing this month, scouted locations for future purchases, and I am now working on teaching my 9 week old puppy new tricks (as well as not peeing in the house).

I feel I am ready for my first deal, I have been scouting, I went and viewed one, put together a cost analysis using the bigger pockets house flipping calculator, material, labor, holding and fixed costs and from that there was around $24,000 profit left after considering the loan at 10%.  

Gathering a buyers list, along with scouting out FSBO's in my area as far as leads I could cold call have been what I have been focusing on, with the Buyer's list being the main focus.
