What are things that I should look for or check when performing a routine inspection?

Let them know that you are available M-F 8:30-5 or whatever for any routine maintenance requests. 

So far I have found one company in the Austin area that seems too expensive, at $6 a foot, and another that installs granite but does not routinely put edges on tile, which is only 1 centimeter thick.

Of course you always have to factor in the quality of the work and not just go with the lowest bidder, but routinely checking what the market price is helps prevent costs from ballooning.

Sellers routinely inflate their numbers to put the property in the best light but I think your evaluation is probably off as well.

I set up a weekly schedule that involves lots of studying and what not and what I did noticed was that  my routine incorporated too much subjects/objectives..

I'm going to start using a property manager for this unit from here on out, so I'm hoping I will be able to learn from simply seeing what forms they routinely use for different situations.

Unless you actually called your tenant to ask about their potty routines, you're making a pretty big assumption.
