My old roommate who is a friend that graduated with me in High School moved out in August of 2020 has recently moved back and I am letting him stay on the couch for a little while, as I have newer roommates who replaced him.

If it's his own brother, why would he put him in that space instead of the living room couch?

I know I will need a dslr camera, a mic, some kind of lighting and a tri-pod.

Your goal is that when prospective tenants are sitting on their couch tonight trying to decide what properties they want to schedule viewings for this weekend, that your property makes the cut.  

I would say for most people, but a single family and house hack....4 or 5 bedroom if you can....and if possible be willing to give up your bedroom for the couch or garage or a camper or something else if the right situation comes along.   

May not be deductible if you use it to buy a $20k couch for your primary residence
