Part of the issue was there were some really bad actors (mainly based in FLA) that were selling foreclosure rescue  IE send me 2k and we will solve your problem they did it nationwide made millions never did anything but stole the 2k..

This may be done out of a lack of understand as opposed to anything malicious but as the investor; it is still your responsibility to determine whether or not a specific property is a good investment or not.

with bad actor foreclosure rescue folks Not forging deeds but talking people into deeding the property with little to no compensation renting back and then the day they miss rent evicting them.

Multiple beneficiaries (or heirs or those with beneficial interests) may have certain rights to act or litigate against a trustee or compel them to produce docs, sub in a pro fiduciary, etc.Not an opportunity for anyone but the most sophisticated real estate investor.

I remember this well in Vegas during those time frames and in the markets that were foreclosure clusters.. bad actors advocating this.. could it work maybe .. does it trash owners credit for sure.
