I guess it all comes down to how to reserve a property for myself to look at and evaluate while keeping everyone out and being able to get out of a contract if I don't like something.A "weasel clause" may work with an individual but how to insert it in a contract with a company that requires a non-contingent contract and a hefty $5K deposit to secure a property?

This particular search found the following (off the top of my head): HOT wires loose under the insulation in the attic; non-working plugs and switches throughout the house; numerous aesthetic QC issues; showers/sinks with no hot water owing to incorrect plumbing; a hot wire SPLICED INTO A METAL LAMP CORD found in the attic… In a nutshell, his entire house had to be rewired because Bob had turned it into a FIRETRAP; on top of this, two dishwashers were “removed for faulty (insert excuse here)” and replaced with inferior models, in addition to a stove, during the three or so week period.Now, let’s go back to my place.

One of my properties has a sewer line that has a belly init and for now I am snaking it every 4 to 6 months to avoid it backing up.Have you heard of those companies that can come in and put some kind of a flexible insert into your existing cast iron line and essentially gives you a new line without havingh to do any major digging.

For me suffice it to say, this is not a 1% rule, but probably more like the 80/20 rule where 20% of the (insert wholesaler/realtor/salesperson) make 80% of the $$, in there given field.I am sure there are no stats on what the avg. wholesaler makes, but the avg.
