The catch was there wasn't really any advantage for me to go ahead with the deal as the numbers were twisted and when I unwound them, there was nothing advantageous for me. 

If I suspect a seller isn't as familiar with real estate investing, I like to gently share these numbers with them and just inform them that this is how I'm evaluating the deal.

There are a couple of twists here though.
