Your going to have to base it on your pricing, in our area, anything below $50k is usually a set commission as a percentage often is too low for agents to be bothered, above that 3-6 % to a point, then at the high end, set price again.

Look for agents who do a lot of foreclosures and let them know what you are looking for.

I would think it would be considered unethical by California boards for agents to pretend there are multiple offers when there are not.

They are also not allowed to get paid to refer business to mortgage brokers and other professionals.A friend of mine took Kinder-Reese's real estate course for agents.
