Atlanta Investing - PM & Agent Recommendations

Hi all. I'll be spending 3 weeks in Atlanta for work next month and would like to use my free time to look for investment properties in the area. Looking for buy-and-hold cash flowing single family homes. If anyone has recommendations for agents who deal with investors and/or property managers in the area, please send my way.

Hi Emily,

I only do commercial real estate and multifamily.

There are 20 plus counties in the Atlanta MSA area.

I would do research on the different counties for demographics, median income, diversity percentages, education levels, etc. and then narrow down to a few counties.

I would then contact investor agents there who have the deep networks that have some off market properties if there are no MLS opportunities or inventory. SFR house market is very strong here in the good areas. You have to give your investor agent proof of funds statement, talk about monthly rent wanted versus price, etc. The agent has to be given a reason to sell to an out of state investor versus working with someone in their own back yard.
