@Jim Johnson some great bullet points regarding MHP valuation. i agree 100%Kenny Rodgers said " you gotta know when to hold em, know when to fold em" 

The goal would be three-fold:1. 

As corporations fold due to their debt obligations they will ultimately fail on their leases or mortgages. 

My question is two fold: 1) Who should I have lined up before the deal and who can I wait to find/ reach out to after I have begun the process?

@Nate Wilson and @Joe Pearson, I think the advice from @Axel Ragnarsson is great and what @Al Pat points out, you are still way less likely to fold than if they were SFRs...but a Quad-Plex 1/4th empty is much better than a Duplex half-empty! 

My issue with that is two fold.

The reason is likely three fold .A There’s no financial /commission incentive for them to do so B most know little to nothing about REIC most of them when polled do not invest in their own advise/plan and over 60% donot have any retirement plan themselves
