Hey Bp, I am looking at purchasing my first investment property within the nests couple of months, as I am analyzing some deals, I had a question.If I am looking to owner occupy a duplex for the first year and then rent out the second unit, should I work the numbers from an owner occupant perspective or only what it will do when I rent out (as a basis for making a decision)?

the last rehab I did had such a bad mice problem (they were nesting in the vents and the insulation), that the previous owners blocked the vents with plastic bags because the smell of mice poop and pee was just percolating the house.

She needs to grow the nest egg and gain some experience first.She could always buy 2-3 notes with the $50K and then turn the non performing notes into performing loans with loan modifications and see a 20% return or greater by becoming the bank and not dealing with the headache of toilets and tenants.

They also removed some lattice we had in place to discourage pests nesting and just placed the lattice on top of my roof.We offered that if he is in agreement, we would fix the gutter so that water no longer runs onto this roof and also put the lattice back in place.

Also found a multi-wheelbarrow sized bird nest in the attic from what must have been years of birds getting into the vents on the side of the house.
