Hey Bp, I am looking at purchasing my first investment property within the nests couple of months, as I am analyzing some deals, I had a question.

If I am looking to owner occupy a duplex for the first year and then rent out the second unit, should I work the numbers from an owner occupant perspective or only what it will do when I rent out (as a basis for making a decision)?
