I have read a few articles and have seen there are endless strategies in land acquisition financing all dependent upon your personal equity and private financing but I was curious to see what worked best for you.

There are endless possibilities, but with a 15% down conventional loan at today's rates, this does not even come close to cashflowing. 

Generally, I would only charge late fees to habitual offenders, especially people who don't communicate or who give me endless changing excuses or to people who are going to be evicted.

It then becomes an endless struggle.

You have craigslist, zillow, Biggerpockets, bandit signs, your local real estate investors meetings, Realtors, other wholesalers....your possibilities are endless!  

I know that there are endless sources of pocket listings, especially in the City of Brotherly Love. 

I believe front runner is definitely a positive for the area and allows commuting to slc and Utah county to be economical advantageous.

Most of those are owner operators with a few employees to relieve the constant pressure valve to work endless hours as the owner.I wouldn't want special use hard to sell property in a small town that grossed 20,000 annually before expenses.
