I won’t go into any details as I don’t want to make this post any longer than what it is already but I will say that I am now much more conscious of the HOA and any neighbors than ever before.

When I started my tech company I took no investment and had 100% ownership up till the exit, so I just have a natural affinity for total ownership.Anyways, that's just some stream of consciousness thoughts that I have right now.

You might want to go to the Washington State Department of Ecology website for underground storage tanks and see what it has to say.

It's a learning curve, and they will be teaching you what they are looking for without even being conscious they are doing it.  

This may be something I'd consider if I'm looking for more investor-aligned and fee conscious PM's.  

Though I do realize to many investors here 5K-10k is not of great significance, to most new investors and myself who is truly dollar conscious, it is an upfront loss.

Science still doesn't understand how "consciousness" works, or why it developed/evolved in humans and not other species.

I took your advice Rosston and have now listened to about 30 bigger pockets podcasts and feel like ive now moved from Unconscious incompetence to conscious incompetence which is a good step haha.

Ok, so I apologize in advance for the long and probably stream of consciousness in this post, but I get this question a lot, and any other lawyers or accountants on here, I would love to hear your perspectives.Reasons I do NOT like land trusts, or at least not more than LLCs: I have found that they are harder to insure and harder to finance, and I’ve found that title companies are even often wary, even if the manager is an LLC.
