The appraisal database they are building was definitely a help in this case.  12 months is too long to use an old appraisal unfortunately.

Just compare costs and the administrative differences. 

Starting an S corp now will just increase your administrative burden and tax prep fees. 

The fee they pay covers the administrative costs of updating leases and tenant ledgers as well as re-keying the property, to ensure the departed roommate does not have access to the unit once the termination goes into effect.  

First step would be to look the property up on the MA Lead Paint Database (https://eohhs.ehs.state.ma.us/leadsafehomes/defaul...). 

Is there any such database of national/regional tenants and their leasing/broker contact information? 

Granted our target was smaller than resi houses.. as the amount of viable timber ground was less but we were also working an area from the Oregon border to just south of Tacoma so about 100 miles by 400 miles  was our data base.. 

Look them up on assessor data base and mail letter directly to their home address?
