I gave my $300,000 move-in ready beautiful vacant home to this large well known local co in Oct 2016.( Ive owned and self-managed another very similar rental in the same subdivision-- since 1998--and it has never had one day of vacancy in 16 years-- rented at $1860.This professional pm co put all utilities in their name on my new property and turned the hot water heater ON and the Water ON ( even tho the main water cutoff valve is easily accessible in the coat closet beside the garage.They let the property sit VACANT OCT-NOVand on their "routine inspection on Dec 1, to make sure hobos had not moved in" they SAW the water heater in the garage was spewing (at full blast) A 20' stream/ fountain of HOT WATERand that the entire finished closed garage was covered COVERED !!

On the other side of the coin there are plenty of neighborhoods where you can buy for 50k put 50k into it and sell for 150k.

I have been to many of these and its like anything else sales and business related not everyone can do it.. plain and simple.. failure rate for real estate Is quite highthe other side of the coin are those that have made nice money in other professions or industries and then bought buy and hold for long term investments.Gurus generally are talking about get rich quick.. so its caveat Emptor for sure with these things.But I do know more than a handful of investors who got their start paying the 40k and are as successful as anyone who learned on BP myself included.. but they would have been stars no matter where their education..

There is truth to both sides...there are both sides to the coin and they really do want to sell but want a certain number and eventually they do sell at a discount.
