@Lucas Carl just wondering how much you’re planning on adjusting your nightly rates upward (% wise) and whereabouts on your calendar you’ll start to do that?

3 years from now the common listing commission is 4%, and buyer and seller use a shared calendar.  8 years from now the commission is 3% and the common practice is pre inspection, pre appraisal's.  15 years from now, you never actually meet the real estate agent.  

Look at their calendar and the nightly rate, keeping in mind that both of these might not give you the whole picture, but it will give you a general idea of how well they are renting and at what nightly rate.

We have submitted your contract package to the seller and expect the seller to sign within 10 calendar days.

It normally has to be docketed on the court calendar with either a 30 day advance or 45 day advance depending on local rules.
