It was fully occupied but when I purchased only one unit make a desertion to stay last min .

I must do 80% in the Orange County area, but as low as 60% in the desert areas. 

WOW thats a smoking deal for a buildable lot for 12k.. not sure many can duplicate that on anything that has any kind of appeal to anyone plenty of old desert rat type lots or unbuildable basically .. 

We chose Yucca because it was somewhere we could afford, near a national park, and we love the desert haha.

I am closing on a property in Desert hot Springs next month as a vacation home (10%) Ideally, I would like to put this property into an LLC for liability purposes.

I would recommend 5-6 months of reserves if you are going into investing in STRs in the high desert right now. 

Hello everyone, I am new to STR and just bought my first home in Desert Hot Springs, but live 2 hours away in LA.

Now the 2nd appraiser didn't know the market around the high desert area, didn't even put rental income into consideration and made so many mistakes.
