@Steve Tran on STR and MTRs I do provide the washer and dryer but on traditional long term rentals I do not (for both Austin and San Antonio).  

Make sure you can find someone good to manage the property if needed.Good places to look include Midwest Cities like Indianapolis, Kansas City, and Cincinnati, Southeastern Cities like Atlanta, Charlotte, and Nashville, and Texas Cities like Dallas, Houston, and San Antonio.

I’m currently based in San Francisco, California.

They also offer other services like yard signs and photography I used them in San Diego and Arizona, but I don't know if they are nationwide.....If not, I'm sure there are others.

Thank you. there're already so many deals (eg: cap rate 8-9%) these days....in san francisco market 5-9 unit MF dropped like 30% from last purchased price.
