My issue is I don’t want to completely deplete my cash flow and I’m scared I’ll strap myself.

I am trying to get a redevelopment project started but we are cash strapped due to our other ventures.

They don't want to sell it, but they're in poor health, strapped for cash, and want to stay in their home.My market is super hot, and I don't want to have to compete for this house with the thousands of other investors in my market.Also, one of my neighbors is a total jerk, and at the very least, I want to control who moves in directly next door. 

Here are the numbers.5 Acres  in Missouri22 Lots13 rented at $260 a month4 empty lots3 park owned trailers not occupied2 abandoned trailersThere is a Laundry mat on site which is not operational (hasn't been for 18 months) and a small 2/1 apt on the back of this building (not being rented)Asking $250,000  They say there is a Gross Op income of $43,000, Exp of $21,000,  for NOI of $22,000.
