If you add a dumpster, make sure you get a Certificate of Appropriateness (COA), or you will get a yellow tag from the city and maybe a fine if it goes on too long.

More relevant is what Kory mentioned and also if the 1065 has tax-exempt partners and a UTBI/UDFI calculation is required, how many state returns need to be filed, if forward and/or reverse 704(c) allocations are involved, a 754 election is made and 743(b) and/or 734(b) adjustments follow, etc.There is a fine line between a professional who knows what they're doing and someone who does not in the tax world.I've seen taxpayers price shop their business returns and go with the lowest cost provider only to find themselves in the middle of a train-wreck 2-3 years down the road.

I wouldn't worry about it too much since you knew you were purchasing this without a garage.Some lenders can close without a final CO search but other lenders require CO before closing.

I’m planning to circle back with our host today (who is more of a corporate-type host with hundreds of STRs around the country who compares themselves to a “fine hotel” in all their advertising, and are priced like a fine hotel, which is why I feel comfortable holding them to at least some of the same standards as a fine hotel) and see if they have made any adjustments to their policy as the plot has thickened in the last week.

You have to have a contractor you can trust, a property inspector that can go over the property with a fine tooth comb if you're not familiar with all of the aspects of buying a used home, a lender/broker that has the products and a property manager if you're not experienced or if you have a real job.
