I'm looking at an investment opportunity in a rural community in South Eastern Idaho.

There are a ton of clubs in the Baltimore area.Smaller local banks are your best bet, Try Eastern Savings Bank, Howard Bank or Revere Bank in Laurel.

Brad Grayson is in Columbus IN, and he does meetups and presents nationally at different real estate investing conferences..

From there I did as much research online and I went to conferences, I bought courses, read books,I listened to podcasts and youtube videos.A good place to start is with Fuquan Bilal's  book Called  "Turning distress into success".

They put on a real estate conference in the fall.

Nevada is considering not letting landlords consider previous failures to pay rent in selecting tenants  no late fees for 3 days, capped at 5%  hand delivered pay or quit by a constable and the pay to stay doesn’t have to include any late fees, just past due rent  Just change the name from Nevada to Eastern California already  Nevada law prohibits property owners from refusing to rent to someone based on factors such as race, religion and familial status.

I've originally been looking at primarily markets in the Midwest where i am locally, however i am now looking into central south, south eastern regions just because of more buying power and market growth.Not to say there are not strong markets in the Midwest.

I was looking for signs of economic growth big employers hiring more employees, a new hotel and conference center was built, etc.
