Since you are short on time, it's a great way to make your commuting time or what not more productive towards learning the business.  

I am looking for any advice on how to get started, where to look for good deals, and what NOT to do.  

It's still somewhat difficult to wrap my head around what note buying is and what it entails.  

You can earn more if you manage the property yourself... but if you are busy with other ventures, a management company might be a good route.Although no one is getting rich on their first income property, you could feasibly have it paid off in full in 6 years or less and then aside from depreciation, taxes, management fees and whatnot, it's cash free and clear.

thanks dawn, im trying i want to find some cheaper stuff to get started , build confidence and what not. its hard when there just saying how im gonna fail blah blah blah. this site is obviously living proof that it works if done properly
