Can I start planning and demo before the 6 months is up.

Vacant land in these areas will be worth more than a boarded up house on that piece of land because it cost money to demo these houses.

There are always going to be a few items not on that list that you just can't put a number to (i.e. demo), but for the most part, you'll get it down pretty good.Still, cutting in a contractor as a partner really is fraught with peril based on all the possible ways you can lose out.That being said though.

The above doesn't have to be expensive, you can demo and sheet rock is cheap.

If the deal is there I am sure you could find someone to buy it but make sure you are not trying to aquire a KD (knock down) for more than the lot value less demo costs.

As for what I'm willing to take on myself, well part of the demo, much of the finish plumbing, though my plumber is pretty good and fast, so I'll give him as much room as he needs/wants.

I did the online demo, and it seemed more sophisticated than many of the others I stumbled upon.

I work with them for a few months then due to finacial reasons we had to end our arrangement( they had a few hundred houses and the market is really bad; so you can imagine)So that didnt work out and then I found another opportunity of a life time to work for a FOREX IB. only problem was...I didnt know what forex was .haha so i had to learn real fast and in about three days I learned forex....not everything but enough.The first week I made..WELL over 10K.but all that was in a demo account so It really didnt matter.

I was planning on demoing the upper kitchen anyway the way it looked was terrible.

I just purchased my first SFR last Thursday and have been doing the demo and rehab myself.
