A SF property that was turned into a duplex.

I had a strange feeling when I looked at this property that it just didn't seem like a MF to me. So I went to the city to get what it was listed as and to see if any permits or inspections was done to verify if it was a MF or not. Well its not.

I was planning on demoing the upper kitchen anyway the way it looked was terrible.

Now I am thinking that I can turn this into a 4/3 with a master suite and flip it instead of using it as a rental.

This would take a lot of work. (putting in a staircase, gutting the whole upper unit and placing 4 bedrooms along with the 2 bathrooms upstairs. Tearing down a wall in the lower unit to have a big front room. Can't have a small front room with having 4 bedrooms.

So it would have 3 bathrooms 2 I would just keep where they are to save money with the plumbing. The other bathroom would go into the master suite and will have a stand up shower with double sinks and a nice long countertop.

I am going to offer less than what I was planning on now that its not a MF property.

This is in an area that this house would be one of the bigger properties and I can't imagine there are very many with a master suite with a nice bathroom and a walking closet.

But I have to check on the cost of moving walls and doing the plumbing for this project. I can usually have a close clue of what things cast but this is way past the scope of anything I have ever taken on.

ARV is going to be close to 42K. That could be rented out for 900-950 in this area
