My mom is 53 years old and she wants to invest the money through real estate instead of it sitting in a 401k account not making any money on it, her retirement is very well assured or else she wouldn't be taking the risk she is by throwing it all into real estate !!

Life is too short to just throw negative comments out on a blog. 

Before getting my license, I only worked with agents who agreed to charge for only the homes they showed me, no exclusive buyer broker, and I’ve walked on ones that tried to throw in an admin fee.

This is throwing money away for the most part as they will charge for their time if they have a lot of business.It is more common to have a GC walk a property before you go under contract, but the good ones will stop answering your calls if you never pull the trigger.

But, I'm hesitant to throw out any names publicly, as these things can change, and I this post may be here long after a club has gone downhill.

The lot doesn't generate cash flow so it does not throw off any money to make a payment with. 

Otherwise you are just throwing darts in the dark and probably making a really bad decision.

More doors, more return, more loans, more creativity, more more more..... what about 4-8 paid off rental properties in desirable areas w/ a super low headache factor throwing off $8-10K net per month? 

That will get into probably the top 20% of listing alone, since so many seem to be "throw in there whatever you got", so you get blue and grey towel in one bathroom, orange and red in the next, different sheets, pillows, throws, etc.As for what I would be asking of my designer: first you need a place that stops people from scrolling.
