Once you have the grease out of the porous surface (maybe use a surficant like dish soap with a scrub brush, and let it sit, then hose it off--a few times).Just my 2 cents.

Some landlords think it's okay to spend the deposit and some have been very surprised when I decided to move after 4+ years and have tried to assess damages for normal wear and tear, even though I scrub everything and even have a carpet service come in to clean before I turn over the keys.I've gotten to the point where I'm afraid I won't get my deposit due to a few unscrupulous landlords I've had the misfortune to rent from.A nice thing for the landlord who DOES hold security deposits is that he doesn't have to keep track of each and every one with a bond in place.I can see this as a win-win situation for both parties.

I scrub the list to remove things like properties with a mortgage, duplicates, etc. and spend a tremendous amount of time on pricing, because although these offers may be a lot less than retail, they are not out of the question.

If you add 100 new letters each new month to the previous total the number will continue to grow sequentially forever so here's what I do to minimize the numbers of letters that go out over time.Every 3 months I go through my leads and scrub them clean of all leads in which the title has change hands which usually means the property has been sold.
