I moved to Columbus from Connecticut in 2012 for school and have really enjoyed living in the city.

The problem I see my clients get into with vacation rental purchases when the intent is to get something they can enjoy as well is that many times they get tired of going to that one spot. 

I'm definitely still in the exploration phase to see if I will end up going this route, but as I've furnished multiple units, I've realized I don't really enjoy that part of the process nor is design a strength of mine, so if I can hire it out to someone who will do a better job than me for a reasonable price, I will.

I actually enjoy construction but I'm ready to be my own boss.

They are purely for investment purpose and will require you to sign a non-owner occupancy affidavit at closing stating you don't plan to occupy the property for more than 14 days out of the year.A second home loan is as it sounds, a loan for a property that you will use as a second home, and live in.

Both cities have their pros and cons depending what your looking for as an investor but if it's purely prices Edmonton would edge out Calgary. hope this helps Btw Edmonton is 300km north of Calgary

That does come with time, and there is some value in trying a few different strategies to hone in on what you enjoy and what you are good at. 

It gets paid for in 2 years and then I have pure cash flow off it.
