My only comment would be have you confirmed your real estate taxes(Dormont borough, Keystone Oaks SD, school earned income, etc.)?

If you are using a hardwood like oak just run them throughout and but everything on top of them. 

I'm stationed in Oak Harbor, WA now and don't have a reason to go to NC anytime soon.

I spent about 10 hours (and $250) painting chipped paint, Installing some smoke detectors and replacing a window, but was able to keep the deal alive.
