For example, I have a drop-down menu by state that automatically incorporates our default inputs by state when we are doing a quick screening of a deal. 

Would you be doing the same rehab menu regardless of selling or refinancing? 

Instead you have to dig into a setup menu, and then you get further ported to a third party (Digitsz) site, which I've decided was either designed to be read by residents of another planet or some adaptation for some undefined learning disability that is really unusual.

My best advice is click on the Network menu and search the list of lenders.

I believe it is called a Virtual PBX.I am looking to set up a phone system where by Tenants/Owners call and they are  taken to a menu where they choose an option (i.e. 1 for Tenants, 2 for Owners 3 for Future Tenants etc) with the caller forwarded to the appropriate person/department. 

But when I've done so in the past, I choose items from the menu.

Hi Timothy Walker,up in the top right hand corner where your little profile photo should go, click on the outline of the profile photo, on the drop down menu click profile and then when that opens your profile page click on the big profile photo outline on the left and it will allow you to update your photo.
