Refinance or or Sell

I bought a property November last year. Purchase price was 55k, I did 10k down. I rented this property for a year. It did pretty good. Now I am in the middle of deciding If I should Rehab the property and refinance, rehab the property and sell it or sell the property as is. My goal is to build capital in order to continue my real estate investment. Any thoughts ?
