Phoenix Native Starting REI Journey

Hi all, Newbie here just introducing myself and looking to meet Phoenix area investors.  When I say newbie I mean, very new.  I'm still looking for my first deal but taking my time to make sure I find the right one in a market that seems harder and harder to find good deals.

I've been in commercial construction for roughly 15 years.  I'm in pre-construction (estimating large commercial projects) so I have a very good feel for estimating rehab costs along with solid construction knowledge.  I'm hoping I can leverage this to create profitable deals.  I've always watched the real estate market hoping to one day get into fix and flips.  I'm still thinking fix and flip will be the first venture I get into, but the more I listen to BP the more interested I get in multi-family cash flow focused properties.

I drive around a lot for work so I have a lot of time to devour BP Podcasts and that is how I found my way here.  I'm hoping to plug into the community and help/learn wherever possible.
