Hey Tim, I’m using the BRRRR calculator and came across a similar challenge in trying to get accurate numbers while incorporating a private loan for the down payment and most of the rehab costs.

This can be very expensive and is usually the worst choice because you can't justify the cost.2.

Land is valuable as I could purchase a new mobile home and install and less costs since utilities are already on the land.
