If I understand correctly - You want the bill to be split such that you pay up to a certain portion and then remainder sent at the same time pro-rata to the co-living tenants. 

Since then I have located the area where they entered and sealed it off, however I'm having trouble killing the ones currently living in the attic.

I used to have a two bedroom apartment that I lived in and I would rent out the second room on Airbnb and one time I got a guest and she would leave her windows open.

While I currently live outside Portland, OR, I plan to begin investing in Tennessee.

However, the units I see myself living in all barely break even on cashflow.

I grew up north of San Francisco and then moved to live and invest in Reno, NV.

I post my rental listings on FurnishedFinder and Facebook (there's a couple DU living fb groups) and have had a good experience with hardly any vacancies.
