I had a guy leasing 1 full 16 unit building but Covid killed him (not literally) and he had to give them all up.  

Colorado is flush with meetups and investors and you can build on your contractor relationship with more local Colorado investors.

Payment of x for first 3 year then increase to z yrs 4-8.The possibilities are literally infinite.

You will literally never get a good product from guys like this.Second -  Never, never. never let the Contractor get ahead of you in the progress payments.

For instance it will be bad if a toilet backs up and floods all over the place because tenant keeps trying to flush instead of letting landlord know before it gets to a point where it floods all over.

It's going to take awhile for all the sediment to flush out but eventually they expect the salmon and steelhead to come back.  

Needless to say, here is the issue:The neighbor on one side of my property's window is literally looking right into my yard... like.. they can see me sitting on the toilet if I were to forget to close the door.

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

I've had clients say a neighborhood is unsafe based on the sites but they lived there for years with literally no problems.
