Then I would do a low risk flip ( rehab less than a few weeks) for hopefully a 10-15% profit, repeat until I have a nice down payment and am sure that I would be able to qualify for a refinance, then buy a buy and hold then continue flipping until I get to the next buy and hold - in theory, the time between each property should decrease as I should be getting capital from the buy + hold as well as I would already have my reserves built up.

Organic will always be 2 to 3 times higher.  .    

Hi Seth, I've done BRRRRs a few times with various amounts of success.

We are wanting to add to our real estate investments, but are having a difficult time deciding which market to consentrate on. 

I would suggest starting with reading the IRC book all the way through multiple times.

In SC, you can only be employed by one regulated lender at a time per the state, and they seemed to think this was related.

Perhaps you have this kind of time and energy to waste. 

I have a full time W2 that I'm passionate about, so I feel this process will allow me to time to make sound decisions as opposed to quick fix n flips.

You've done well with your Class A rental, generating $500/mo in cash flow, this adds up over time.
